Who Needs a 40-Year Recertification in Miami-Dade?

Under Miami-Dade County Ordinance §8-11(f), all buildings that are 40 years old or older and larger than 2,000 square feet must complete a structural and electrical safety inspection every 10 years. The inspection must be performed by a Florida Licensed P.E. or architect and submitted as a sealed report to the local building department.

Miami-Dade now also requires 30-year recertification for inland buildings and 25-year recertification for coastal buildings within 3 miles of the coastline. All three programs require the same four inspection components — sealed by a licensed Florida P.E.

The Four Required Inspection Components

Miami-Dade requires all four of the following components for buildings with 400A or larger electrical service. We perform all four in a single coordinated site visit — one P.E. of record, one sealed submission package:

25-Year, 30-Year & 40-Year Recertification — What Is the Difference?

40-Year Recertification — applies to buildings built in 1984 or earlier, larger than 2,000 square feet, throughout Miami-Dade County. The most common recertification program and the one most property owners receive notices for.

30-Year Recertification — applies to buildings built between 1985 and 1994, located more than 3 miles from the coastline. Required under updated Miami-Dade §8-11(f) provisions.

25-Year Recertification — applies to condominium and cooperative buildings three stories or higher, located within 3 miles of the coastline. Combines Miami-Dade recertification requirements with Florida SB 4-D Milestone Inspection provisions.

All three programs require the same four inspection components — structural, electrical, infrared thermography, and parking lot illumination — sealed by a licensed Florida P.E. and submitted to the local building department.
